Knowing the best time to sell doesn’t depend on the time of year. The crucial factor is what’s right for you.
Some of the questions I’m most commonly asked are: When is the best time to sell my home? What is the market like right now? What time of year will my house sell the quickest? The truth, however, is that there’s a better question you should be asking: When is the best time for me to sell?
I can provide market statistics all day long, and I can tell you when the most properties sell, but that doesn’t answer the most crucial part of that question. The vital factor is what your personal situation is. Is your goal getting the highest price, or moving at a convenient time? Are you moving out of state, and/or do you need to live near a certain school or place of business? The list of goals and reasons for moving are practically endless.
So, while timing is something to take into consideration, it’s essential to know what your goals are. There are things we can’t plan on: pandemics, terrorist attacks, market crashes, etc., and I have been in the real estate business during all of those. What we can plan on is figuring out your situation and then doing the best we can with the market we currently have.
The reason I wanted to share this message today is because I recently had a client who had interviewed several real estate agents before me, and who was feeling depleted by the time she got in touch with me. She had been told that if she didn’t put her home on the market right away, she wouldn’t be able to sell it for the value she expected. However, that advice wasn’t right for her situation, which made it impossible to list at that specific time. By working more diligently with her, we were able to give advice based on what she needed, not what someone else’s timeline demanded.
